The project is divided into two zones: Buildings by the Keila-Paldiski and Vääna-Viti road are intended for commercial purposes. Other buildings are intended for manufacturing and storage purposes. The size of the lots are in range of 3000 - 10 000 m². The maximum storeys is 2 and a maximum height is 11 metres.

The buildings are located in a logistically good location, near Tallinn-Keila-Paldiski mnt.It is 9 km away from the border of Tallinn, 7 km from Keila and 40 km from the port of Paldiski.Via Baltica motorway is 15 km away.

Traffic intensity at Keila-Paldiski mnt is about 10 000 cars per day.

In the future, it is planned to modernize Keila-Paldiski mnt and Vääna-Viti intersection, which is part of the ring road extension plan of Tallinn.
